Please note that, except in emergencies, individual owners or residents are not generally authorised to act on behalf of the owners' corporation to engage tradesmen or incur expenses.
- in an emergency; or
- in unusual circumstances where the owners’ corporation subsequently agrees to bear the expense,
individual owners and residents will be personally responsible for payment of any tradesmen they engage and the owners’ corporation will look to recover from the individual owner or resident concerned any amount which is invoiced to the owners’ corporation for work commissioned by an individual owner or resident.
Emergency work to common property is to be carried out by the owners' corporation's preferred tradesmen and is to be properly authorised, coordinated and monitored.

For lift emergencies contact Schindler, 13 18 74.
For fire system emergencies contact Guardian, 02 9565 2552, after hours: 0405 693 248.
Non-emergency Repairs & Maintenance
Other than in an emergency, items requiring repair or maintenance should be reported to the managing agent:
