Residents

Each floor of Kingsclere holds two apartments of around 230sq.m. each. Since the building was strata titled in 1995, most owners have renovated their respective apartments, so now there are a variety of floor plans. Originally, all apartments had the same floor plan, with those on one side of the building being a mirror image of those on the other. Every apartment has two balconies, while the two apartments on the second floor have an additional four small balconies.

Emergency Repairs

Please note that, except in emergencies, individual owners or residents are not generally authorised to act on behalf of the owners' corporation to engage tradesmen or incur expenses. 

Except:

  • in an emergency; or 
  • in unusual circumstances where the owners’ corporation subsequently agrees to bear the expense, 

individual owners and residents will be personally responsible for payment of any tradesmen they engage and the owners’ corporation will look to recover from the individual owner or resident concerned any amount which is invoiced to the owners’ corporation for work commissioned by an individual owner or resident.

Emergency Repairs

Emergency work to common property is to be carried out by the owners' corporation's preferred tradesmen and is to be properly authorised, coordinated and monitored.

The following are the tradesmen who should be contacted in an emergency:

For plumbing emergencies contact Murray Jones, MSK Plumbing, 0418 404 526.

For lift emergencies contact Schindler, 13 18 74.

For fire system emergencies contact Guardian, 02 9565 2552, after hours: 0405 693 248.

Any other emergency repairs or breakdowns should be reported to Joe Moschella, Moss Build, 0402 222 227, This e-mail address is being protected from spambots. You need JavaScript enabled to view it. . Joe will engage the necessary tradesmen, oversee the work and ensure that it is properly invoiced.

Non-emergency Repairs & Maintenance

Other than in an emergency, items requiring repair or maintenance should be reported to the managing agent:
